Mortgage Pools

Mortgage Pools/Funds are entities whose business is to acquire, hold and manage interests in real estate mortgages. The aim of any income fund is to provide investors with regular earnings while protecting capital.

Mortgage Pool Issuers will be categorized according to risk profile of its underlying mortgage assets.

A Mortgage Pool Issuer is required to adopt an investment policy statement before listing on egX Canada. The investment policy statement must outline the main objectives, strategies and constraints the Mortgage Pool Issuer will follow when making investment decisions. The following factors should be considered when formulating an investment policy statement:

  • Types and classes of mortgage assets to be included in the pool
  • Geographic location of properties underlying mortgage assets
  • Distribution or reinvestment of proceeds received from mortgage assets
  • Servicing fees and costs
  • Limits on borrowing to fund new investments (leverage)
  • Hedging practices
A Mortgage Pool Issuer must demonstrate a successful track record in the management of mortgage investments. An issuer will also be required to obtain an independent due diligence report of the mortgage assets from a qualified agency.
