REITs are a familiar investment vehicle that egX will list. REITs are single purpose trust entities where investors can invest in the potential revenue stream from a portfolio of properties. egX will be offering to interlist existing REITs and will be listing newly created ones. REITs will benefit from:
  • The focus of a specialized securities exchange
  • Flexible rules and policies specifically designed to meet the needs of the real estate industry
  • Visibility and marketing programs for listed issuers
  • Enhanced liquidity
  • Global exposure through additional egX Marketplaces
REITs will be facing changes in Canada in the near future. Under new “specified investment flow-through” (SIFT) changes for income trusts that are going to be implemented in 2011, certain REITs, particularly those with “operating” components such as hospitality and senior care may not qualify under the new rules. Under these changes, some REITs may be forced to convert from an income trust or sell off their real estate assets.

What does egX offer?

egX welcomes REITs and will work with the industry for those that need to adapt to the new SIFT rules. egX also offers an alternative that may assist REITs in meeting income trust changes. For REITs that no longer qualify under the new legislation, REITs could be spun off on egX as single properties or a group of properties under an RPI Unit structure. This would allow the REIT to continue to maintain an investment in the properties it currently holds, yet restructure itself as a fund in order to comply with Canadian tax requirements.
